Position Responsibilities
- Maintain a detailed timeline of all real estate transactions in process, managing key deadlines and ensuring timely completion of tasks.
- Coordinate real estate acquisition activities by facilitating communication between homeowners, lenders, title companies, appraisers, attorneys, and other third-party service providers.
- Oversee title and due diligence processes, ensuring all required documents (e.g., death certificates, lien releases) are obtained and issues are resolved in collaboration with the title company.
- Lead the due diligence and closing process, ensuring timelines are met while preparing timely and accurate deal status reports in CRM.
- Prepare and manage transaction documents, including contracts, addendums, memorandums, escrow holdback agreements, and other required paperwork.
- Ensure all necessary paperwork is completed accurately, on time, and with proper approvals obtained, including securing signatures for compliance with mandatory disclosure forms.
- Schedule property walks, buyer showings, and inspections as needed for acquisitions and wholesale transactions.
- Manage communication with lenders, submitting required documentation and tracking approvals.
- Handle administrative tasks related to transactions, including tracking and processing utility bills for fix-and-flip properties.
- Update and maintain Salesforce CRM with key transaction details, status updates, and financial data related to rehab costs.
- Collaborate with acquisitions and dispositions teams, ensuring smooth handoff and assisting with negotiations as needed.
Qualifications
- 2–5 years of experience in real estate transaction coordination, preferably in investment real estate, wholesaling, or fix-and-flip transactions.
- Highly detail-oriented with strong organizational and time management skills.
- Excellent communication and interpersonal skills, with the ability to manage multiple stakeholders.
- Experience with title processes, escrow, and real estate contracts.
- Ability to adapt to a fast-paced, high-volume transaction environment (handling 10–15+ deals per month).
